New Build or Resale on the Costa del Sol? How to Make the Right Choice
New build can appeal through contemporary design and the chance to start fresh. A resale home lets you experience the rooms, street and community as they are today.
Both deserve a place in a serious property search. The better choice depends on your timeline, the location you want and the work or uncertainty you are comfortable taking on.

Separate completed new build from off plan

A newly completed home and a property under construction require different assessments. With a finished property, you can inspect the actual unit. With an off-plan purchase, you are relying more heavily on the contract, specification and future delivery.
Keep that distinction clear when comparing options. The label new build alone tells you little about when the home can be used or how much remains uncertain.

What to assess in a new property

Review the layout, construction quality, energy documentation and the facilities you would actually use. Ask what is included in the price and budget for any missing furniture, lighting, window treatments or landscaping.
For off-plan homes, investigate the developer, permits, payment protection and delivery terms. At completion, inspect the finished property and record defects through an agreed process.
Consider the wider development too. Understand the proposed community costs and whether construction around your unit will continue after handover.

What to assess in a resale home

A resale viewing gives you direct evidence of light, noise, privacy and the condition of the home. You can also examine the community’s existing facilities and request information about its finances and planned works.
Look beyond decorative finishes. A technical inspection may be useful where plumbing, electrical systems, waterproofing or previous alterations need closer attention.
If you plan to renovate, obtain realistic quotes and advice on permissions before comparing the total cost with a new property.

Compare both on the same basis

Write down the costs and practical implications of each shortlisted home. Include the purchase taxes applicable to the transaction, immediate spending and recurring ownership costs.

New build or off plan
Resale
Move-in timing
Check completion status and delivery obligations
Check seller availability and transaction readiness
What you can inspect
Finished unit if complete; plans and site if off plan
The actual home, surroundings and community
Immediate spending
Furnishing, excluded items and setup
Repairs, updates and any renovation
Further checks
Specification, permits and payment protection where relevant
Condition, alterations and community records

Give the location proper weight

Compare the journeys you will make, the services you need and how the setting feels throughout the year. A newer home further from your daily priorities may be less convenient than an older one in a location that fits.
For a second home, assess the work involved when you are abroad. For a permanent residence, test how the layout and surrounding area support an ordinary week.

Use realistic figures if you plan to rent

Compare rental evidence on a consistent basis and deduct management, community fees, maintenance, vacancy, financing and taxes. Confirm the intended rental use with the appropriate professionals.
Consider future resale as well. Look at the likely buyer and the similar homes that might compete with yours. A projected return should be treated as an assumption to test.
Shortlisting across both categories helps you see what each option offers for the same budget. Choose the property whose location, condition and costs fit the purpose of your purchase.
