Selling Property in Marbella: A Practical Preparation Checklist

Selling Property in Marbella
A practical guide to preparing your home for a confident sale
A photograph may earn a buyer’s attention, but a serious offer depends on more. Buyers need to understand the home, compare its price with alternatives and trust the information behind the listing.
Preparation answers those questions before they become obstacles. Here is how to get your property ready for the market.

Get the documents in order

Gather your title deed, a current Property Registry extract known as a nota simple, energy performance certificate, recent IBI property-tax receipts and community documentation. Keep available floor plans, relevant licences and records of renovations together.
The nota simple identifies registered ownership and registered charges. It forms part of the review; your lawyer should also check the documents relevant to the property’s planning position and any alterations.
If the recorded description differs from the home’s current layout, raise it early. Resolving a discrepancy before launch gives you time to understand the issue and explain it accurately to buyers.

Build a price around evidence

Ask your agent to explain the proposed asking price using comparable homes, the exact location, condition and recent completed sales where reliable information is available. Asking prices show the competition; they do not establish what buyers have actually paid.
Your timing matters too. Agree on how enquiries, viewings and feedback will be assessed, and when the price or marketing should be reviewed. This gives you a plan for responding to the market.

Spend on the details buyers notice

Repair visible defects, clear clutter and improve lighting. Arrange furniture so buyers can understand each room’s size and purpose. A home that feels cared for is easier to assess than one where minor problems keep drawing attention.
Prioritise work that improves presentation or removes a practical concern. Obtain advice before committing to major renovations, because the sale price may not recover their full cost.
Prepare for detailed follow-up questions about windows, heating and cooling, storage, terraces and communal facilities. Good styling should be backed by clear information about the property.

Let the photography explain the home

Choose a lead image that gives buyers a reason to look closer, such as an open sea view, a private garden or a particularly good living space. Follow it with images that explain the layout and show how the rooms connect.
Professional photography, video and floor plans should present the same property consistently. Keep editing realistic so the viewing meets the expectations created online.

Agree on a specific marketing plan

Identify who is most likely to value the home and why. A family may focus on space and daily convenience; a second-home buyer may care more about outdoor living, security and management while abroad.
Agree on portal listings, relevant international audiences, partner-agent distribution and viewing arrangements. Request regular reporting on enquiries and buyer feedback, with practical recommendations for the next step.

Compare the full terms of each offer

Consider funding, conditions and completion timing alongside the price. A buyer with confirmed finance and a workable timetable may offer more certainty than someone whose purchase depends on several unresolved steps.
Document what is included, from furniture to access arrangements, and have your lawyer review agreements before you sign. Clear terms help both sides understand what they are committing to.

Before you proceed

· Documents and relevant property checks completed
· Asking price supported by a clear explanation
· Presentation work and photography ready
· Target audience and launch channels agreed
· Selling costs and tax position reviewed
· Regular reporting arranged with the agent
A well-prepared listing helps buyers understand your home’s strengths and gives the sale a firmer foundation.
